The trade

The small stuff that adds up.

Most commercial properties accumulate a running list of small repairs — a door closer that is failing, a section of drywall damaged by movers, three ceiling tiles that need replacing, a light fixture hanging loose. Each item is too small to call a specialist tradesperson. Together, they make the property look neglected.

Servbon runs general repairs as a punch-list service. Send us the list, we quote it, one technician handles multiple items on the same visit. No minimum charge that pushes single-item jobs out of reach. No coordination overhead of scheduling three separate specialists.

Every technician on the general repairs roster is a working commercial carpenter. Doors and hardware, drywall, tile, trim, and general fixture work are all core competencies — not adjacent skills borrowed from another trade.

  • Temporary board-up and repair while parts are ordered
  • Emergency lockout and lock replacement service
Compliance & documentation

ADA, egress, and fire door standards.

General repairs run into more compliance codes than most people realize. Door hardware has to be ADA-compliant. Emergency exits have to meet local egress requirements. Fire doors have to close and latch on their own. Our technicians know the standards.

When work touches ADA-required elements or fire-rated assemblies, we do the work to code and document what was done. No creative interpretations that fail inspection later.

Why Servbon for this trade

What our repair crews bring.

01

Multiple items per visit

One dispatch handles the whole punch list when possible. You are not paying for three trip charges to get three small jobs done.

02

No minimum charge

A single ceiling tile replacement is a valid job. A single door closer adjustment is a valid job. Small jobs stay small.

03

Working commercial carpenters

Every tech is a working commercial carpenter. Doors, drywall, hardware, and general fixture work are core skills, not sidelines.

04

Photo closeout on every visit

Before and after photos on every ticket. Easier to communicate with corporate, easier to justify to your budget, easier to reference later.

Our approach

How a repair ticket moves through Servbon.

Every ticket follows the same four steps. Same dispatcher, same account, same closeout format.

Step 01

Submit

Send the punch list. Photos help but are not required. We can walk the property first if you prefer.

Step 02

Quote

Line-item written quote. Approve the whole list or approve specific items. You control what gets done and what does not.

Step 03

Perform

One technician handles multiple items on the same visit. Parts and common materials on the truck for most repairs first-visit.

Step 04

Closeout

Photo documentation of each item completed. Signed sign-off. Any items requiring follow-up flagged clearly with next-step recommendations.

Common questions

Questions we hear about general repairs.

Can you handle multiple small items on one visit?

Yes. That is the model. Send us the whole punch list, we quote it, one technician handles what is efficient on the visit.

Do you do lease-turnover repairs?

Yes. Turnover between commercial tenants often generates a punch list of minor repairs, paint, tile, and general refresh. Standard work for us.

ADA-compliant door hardware?

Yes. Door levers, closers, thresholds, and panic hardware installed to current ADA specifications. Fire door standards maintained on rated assemblies.

What about after-hours or weekend work?

Yes. When work needs to happen when the property is closed (retail, medical, restaurant), we schedule accordingly. Additional after-hours coordination handled by dispatch.

Do you handle bigger jobs — full buildouts?

Yes, within scope. For full commercial buildouts we bring in the specialty trades on the same account. For punch-list-scale work we handle it directly.

Is there a minimum charge?

No standing minimum. Small single-item jobs are welcome. That said, combining multiple items into one visit is more efficient and we will suggest it when it saves you money.
